Most property management companies are built to scale. That works fine until your property becomes one line item in a portfolio of several hundred, handled by whoever happens to pick up the ticket. You end up explaining your own property to a different person every time something goes wrong.
We deliberately run smaller. You get a real point of contact who knows your property, your tenant, and your history with it. When you call, you are not starting over.
Transparent pricing, no markup games
Long-term and mid-term management costs $159–$199 per month for homes up to 2,600 sq ft and $200–$244 for homes from 2,601 to 3,400 sq ft. Larger homes, luxury properties, and historic homes receive custom quotes. The fee depends on size and workload. Short-term management is 11% of guest revenue after platform fees. Homes over 2,999 sq ft, luxury properties, and experience properties receive custom quotes. Your monthly fee does not increase with rent or inflation. A meaningful change in workload may change the fee, with written notice before it takes effect. A separate tenant placement fee applies each time we source and screen a tenant. We quote it before you sign. Maintenance is billed at actual cost. We do not add a markup to contractor invoices. See the full fee schedule and agreement terms.
Two states, one team
We work across the Phoenix Metro in Arizona and the Las Vegas Valley in Nevada. Those are two genuinely different legal environments. Nevada runs under NRS Chapter 118A, Arizona under its own landlord-tenant act, and the notice periods, deposit rules, and eviction timelines are not interchangeable. Owners with property in both states usually end up juggling two companies. With us it is one relationship and one reporting format.
You stay in control
You set the maintenance approval threshold. Anything above it comes to you before work starts. You get a clear monthly statement showing what came in, what went out, and why. No surprises buried in a line item at the end of the year.
We will tell you when the answer is no
If short-term rental is not legal at your address, we say so. If a rent increase will cost you more in vacancy than it gains, we say that too. Long-term, an honest manager who occasionally talks you out of something is worth more than one who agrees with everything.
