Mid-Term Rental Management

Higher rents, quality corporate tenants — starting at $159/month.

What Is Mid-Term Rental Management?

Mid-term rentals are furnished stays typically lasting 1–6 months, catering to corporate travelers, medical professionals, relocating employees, and remote workers. These tenants tend to be highly responsible, higher-income, and treat your property with care. Mid-term rentals often command significantly higher monthly rents than traditional long-term leases — without the high turnover of short-term vacation rentals.

Why Mid-Term Is Growing in Arizona & Nevada

The Phoenix and Las Vegas metros have become major hubs for corporate relocation, remote workers, medical travel, and construction projects — all driving strong demand for furnished mid-term housing. As HOA restrictions limit short-term rentals in many communities, mid-term rentals offer a legal, profitable alternative that commands above-market rents while maintaining the stability of a traditional tenancy. Rhythm Property Management is positioned to capture this growing market on your behalf.

Who Is Mid-Term Management For?

Mid-term management is ideal for property owners with furnished or furnishable properties who want higher rental income than a traditional long-term lease but prefer more stability than nightly vacation rentals. It's especially well-suited for properties near medical centers, corporate parks, universities, or major employment hubs in the Phoenix or Las Vegas areas.

Mid-Term Rental FAQs

Furnished stays that typically run one to six months. The common tenants are traveling healthcare workers, corporate assignments, people relocating, and families displaced during home renovations or insurance repairs.
It sits between the two on both income and effort. Rates are higher than a standard annual lease, turnover is far lower than nightly rentals, and in many places mid-term avoids the short-term rental restrictions that make Airbnb-style renting difficult.
Long-term management services plus furnishing guidance, utility coordination, and more frequent turnover coordination. A separate tenant placement fee applies each time we source and screen a tenant. We quote it before you sign. Long-term and mid-term management costs $159–$199 per month for homes up to 2,600 sq ft and $200–$244 for homes from 2,601 to 3,400 sq ft. Larger homes, luxury properties, and historic homes receive custom quotes. The fee depends on size and workload. Your monthly fee does not increase with rent or inflation. A meaningful change in workload may change the fee, with written notice before it takes effect.
Yes, that is the core of the category. Tenants are relocating or working temporarily and are not moving furniture in. We can advise on what level of furnishing the local market actually expects.
Travel nurses and healthcare contractors, corporate assignments, winter visitors who want more than a hotel, and families in between homes. Both markets have steady demand for this, and it is under-served compared with short-term.
Usually far less, because most restrictions target stays under 30 days. That is a large part of the appeal in cities with tight short-term rules. We confirm the specifics for your address before you commit.
